Subsidy Homes
| Advantage to the Municipality
It’s in large-scale housing projects that the Concretex alternative building system comes into its own. Our patented modular building system used in all our buildings, allows us to build up to five times faster than conventional brick and mortar. But the main advantage to the developer of subsidy houses (and of course the occupants who have to pay for the electricity to heat the house) is the superior thermal insulating properties of our panel. For example, for cost reasons, subsidy houses are invariably built using single concrete block construction, and the insulating properties of concrete blocks are inferior to clay brick. And according to SANAS and TTL (Thermal Test Laboratories) Pretoria, even a double clay brick wall has a thermal insulating R Value of only 0.35; whereas the Concretex panel has a thermal insulating R Value of 1.34. In layman’s terms, this means that the Concretex panel offers nearly four times the thermal insulating benefits of a double clay brick wall. Given that heating costs, after food, are the primary concern of persons who live in subsidy housing, the benefits of superior insulation In addition to the NHBRC structural warranty covering the structure of our homes. Concretex provides a full product warranty for the pre-stressed, pre-cast, high grade concrete thermal wall panels. The roof is also covered by a separate product warranty. But the system is not only fast-build, it is extremely durable. Concretex has built thousands of buildings in the low-cost subsidy and affordable sector during the last three decades, and not a single structural failure. These assurances give the municipal buyer, and in turn the home dweller, the comfort of knowing that the Concretex home will last. And of course the best assurance is our track record which speaks for itself. Advantage to the home dweller In a word. Space! The cost advantage with our system allows us for the same price, to provide more than 10% additional floor area than conventional building methods. And our research has shown that for the home dweller, more space is the number one priority. And of course, given that the manufacturing and building of our subsidy home uses the same high grade materials and techniques as our affordable homes, the home dweller enjoys the same benefits; solid look and feel, superior thermal insulation, and the knowledge that Concretex subsidy housing is built to stand the test of time. |
